KPREIT Expands Its Horizons with Strategic Acquisition in the UK

Kingston Properties Limited (KPREIT) has marked a significant milestone in its growth strategy by making its first acquisition outside North America. On December 12, KPREIT, through its subsidiary KPREIT (UK) Limited, purchased a fully tenanted 20,000-square-foot property in Aztec West Business Park, located in South Gloucestershire, England, for £4 million (approximately US$5.08 million or 793.94 million JMD). This acquisition is part of the company’s broader goal of diversifying its property portfolio.

The property, situated just north of Bristol, the fifth-largest city in the UK, is home to a diverse group of businesses spanning industries such as aerospace, defense, engineering, financial services, media, and environmental services. This strategic move signals KPREIT’s confidence in the UK market, which the company expects will see positive growth in the coming year. According to a statement released to the Jamaica Stock Exchange (JSE), KPREIT is optimistic about the UK economy’s prospects for 2025, driven by anticipated government spending increases and a continuing trend of interest rate cuts.

The company’s enthusiasm is also fueled by the resilience of the suburban small-office sector, which is expected to continue its growth, particularly with the ongoing push for a return to office-based work. The tenants of the newly acquired building include businesses from sectors such as insurance, shipping, serviced office provision, and affordable housing and care. KPREIT’s CEO, Kevin Richards, emphasized that the flexible office sector has seen significant growth since the pandemic, and this shift is expected to fuel long-term demand for office space in the UK.

Despite challenges such as political instability from Brexit, the COVID-19 pandemic, and rising energy costs, KPREIT remains confident in the UK’s economic recovery. Richards noted that the UK is now politically more stable than it was two years ago, and despite the economic shocks from Brexit, it remains a developed economy with a strong presence of global businesses.

This acquisition is a part of KPREIT’s strategy to further diversify its property holdings, with the UK now representing 7% of its total assets. The company’s portfolio breakdown now includes 6% in the USA, 42% in Jamaica, and 45% in the Cayman Islands. With total assets estimated at US$82.5 million, KPREIT is steadily moving towards its target of reaching US$100 million in assets under management by 2025.

However, the company’s liabilities have also seen an increase, rising by 20% to US$27.8 million, due to a US$5 million loan from CIBC Caribbean Bank (Cayman) Limited. KPREIT’s shareholder equity grew by 4%, reaching US$49.56 million, and the company paid a dividend of US$500,435 during the period.

On the stock market, KPREIT’s shares have seen a positive performance, with the stock price standing at $9.19, marking an 18% increase in 2024. The company’s market capitalization now stands at J$8.13 billion (approximately US$51.88 million). Despite restarting its share buyback program in April, KPREIT has not repurchased any shares in 2024, as the stock continues to trade above book value. The company has paid a total of US$1.44 million in dividends in 2024.

Through this acquisition and ongoing growth initiatives, KPREIT continues to solidify its position as a leading player in the property investment sector.
