UBS has announced its decision to liquidate a significant $2 billion real estate fund that it acquired through its recent purchase of Credit Suisse. This move reflects a growing trend among investors who are stepping back from struggling commercial real estate markets, particularly those heavily weighted in office properties.

The fund, which has around 80% of its assets tied up in office properties, has been under pressure due to substantial redemption requests from investors. Faced with the prospect of selling assets in an unfavorable market, UBS has concluded that winding down the fund entirely is a more prudent course of action to protect the interests of its remaining investors.

The commercial real estate sector, especially in the U.S., has seen a sharp decline in property valuations since 2021. This downturn has been largely driven by the rise in office vacancies as companies have shifted to remote or hybrid work models following the COVID-19 pandemic. Analysts warn that the challenges in this sector are far from over, with implications for both lenders and property owners. Notably, Blackstone Mortgage Trust, a commercial real estate finance firm, reduced its dividend in July, and Starwood Real Estate Income Trust temporarily limited share redemptions in May to avoid forced asset sales.

As of June 30, the Credit Suisse Real Estate Fund International, which UBS now manages, reported total net assets of 1.88 billion Swiss Francs ($2.17 billion). The fund’s value has declined significantly throughout 2023, with office properties making up 83% of its investments. The largest geographical exposures within the fund were to the United States (22%), Germany (16%), and Canada (14%).

UBS acquired Credit Suisse in 2023 after the latter faced a series of financial difficulties that ultimately led to its collapse. By the end of 2023, 36% of the fund’s units in circulation from the previous year had been redeemed. UBS Fund Management (Switzerland) has highlighted the challenges of selling assets in the current market, noting that the depth of the real estate markets is limited.

To address the outstanding redemptions from 2023, UBS acknowledged that it would need to liquidate the fund’s most liquid assets. However, this could further erode the value of the remaining portfolio and prompt additional redemptions. The fund has already seen its assets depreciate, with an annualized net return of -10.6% over the past three years as of the end of June.

In winding down this fund, UBS is taking a cautious approach in a volatile market, seeking to minimize losses for its investors while navigating the ongoing challenges in the commercial real estate sector. This decision underscores the broader difficulties facing the industry as it grapples with shifting work patterns and economic uncertainties.
